Two office floors at Samsung Hub on sale for $104.88mil

Two consecutive strata office floors – levels nine and 10 – at Samsung Hub have been launched for sale by expression of interest (EOI), carrying an indicative price of $104.88 million or around $4,000 per sq ft on strata area.

“Following the successful sale of the entire 11th floor at Samsung Hub in Q1 this year, Sun Venture continues to receive strong interest on their two other offices floors at Samsung Hub, resulting in this EOI exercise,” said Michael Tay, Head of Capital Markets, Singapore at CBRE, the exclusive marketing agent for the office floors.

Each of the strata office floors has a strata area of around 13,110 sq ft and boast excellent specifications such as regular, column-free layout, raised floorings, integrated ceiling and high floor-to-ceiling height at 2.7 meters.

The office floors, which are currently both tenanted, can be acquired collectively or individually, said CBRE.

Located at 3 Church Street, Samsung Hub is a 30-storey prime Grade A office tower within the Central Business District with a 999-year leasehold tenure.

It features a spacious drop-off porch, a double-volume entrance lobby and a car park provision of 177 lots.

With office floors at Samsung Hub seldom traded, Tay expects the strata offices to receive keen interest from owner occupiers and investors such as family offices, boutique real estate funds, high net worth individuals and local companies.

“Ownership within Samsung Hub are tightly held, as the various owners have been able to continuously enjoy capital growth over the years; for instance, capital appreciation has been about 10%-15% over the last two years,” he said.

“Most of the office floors within the building are held by different owners and this is one of the rare chances to acquire two consecutive floors within such a sought-after building.”

A short walk to both Telok Ayer and Raffles Place MRT stations, Samsung Hub is accessible via major expressways such as the Marina Coastal Expressway and East Coast Park Expressway.

Nearby landmarks include Capital Square Prudential Tower, Republic Plaza and CapitaGreen.

The EOI exercise for the strata office floors closes on 29 September.
