Two office levels at Suntec Tower on sale for $76mil

Two levels of strata offices at Suntec Tower 2 at 9 Temasek Boulevard have been put up for sale via expression of interest (EOI) with a guide price of $76 million.
This works out to an average price of around $2,642 per sq ft based on the strata area, revealed marketing agent Cushman & Wakefield.
Located on the sixth and eleventh floor, the properties each have a strata floor area of around 14,381 sq ft and may be acquired separately or jointly.
Currently, the units are leased to multi-national corporations, providing the potential buyer with immediate rental income.
Suntec Tower 2 is part the Suntec City integrated mixed development, which comprises five Grade A office towers and a retail podium featuring a convention and exhibition centre.
Situated just off Nicoll Highway and the East Coast Parkway, it has sheltered access to City Hall, Promenade and Esplanade MRT stations.
Suntec Tower 2 is undergoing asset enhancement works for the entrance, lift lobbies reception areas and restrooms.
“Strata offices in Suntec City are highly sought after due to the asset’s convenient location, column-free layout, wide spectrum of amenities at its doorstep and its panoramic views of the city skyline, Marina Bay and the Singapore Sports Hub,” said Shaun Poh, Executive Director of Capital Markets at Cushman & Wakefield.
“Given Suntec’s stellar reputation as a Grade A commercial development that consistently attracts the very best MNCs to set up shop, investors are always on the look out to acquire such prime assets.”
The marketing agent noted that foreigners and companies can acquire the properties, with no Additional Buyer’s Stamp Duty or Seller’s Stamp Duty payable.
The EOI exercise for the strata offices closes on 10 March.
